While agnostic to property type at any given point, the primary areas of focus are office, residential, mixed-use, hospitality and land. The strategy is to identify properties where previously unrealized value can be unlocked.

The company utilizes both top-down and bottom-up methodologies in its approach to underwriting. Top down, the focus is on trends in land use, employment, demographics and capital formation to identify inconsistencies or inefficiencies that create opportunities for value capture or creation. From the bottom up, properties are sought where value can be added through development, redevelopment, strategic repositioning, leasing actions, operating improvements or financial restructuring.
